What is Design-Build?

Design-build is a construction project delivery system where, in contrast to “design-bid-build”, both the design and construction are contracted for with a single entity known as the design-builder or design-build contractor. This delivery method is used to minimize the project risk for an owner and can reduce the delivery schedule by overlapping the design phase and construction phase of a project. The most efficient form of design-build has design and construction professionals working directly for the design-builder.

This concept allows for more owner participation, single source responsibility, better communication, value engineering, fast-tracking and better cost control in the design and construction of a project. The owner has one point of contact during the entire design and construction project. The design-build concept offers the owner price and schedule control early in the process. It unifies the responsibility for the project in one source – the Design-Build team – reducing the chance of surprises or miscommunication during construction thus saving the owner money.
